An experienced real estate photographer knows how to leverage angles and frame references to create eye-catching photographs that entice potential buyers to click on your listing.

Interior photos should feature clean, tidy spaces. Make sure there are no messy areas present in the photos and that rooms do not appear cluttered.  We will always tell you to de-clutter your home prior to photography and listing.

Empty rooms can feel uninspired. If you do not want to invest in staging an unfurnished home, consider digital staging services so that buyers are able to visualize the features of spaces throughout the house.

Photograph the house when the weather is sunny and the sky is clear for the best lighting, unless you are looking to emphasize unique lighting features in the evening. 

 /

Photos should be from angles that optimize the appearance of large spaces but should not be misleading. Do not use filters that widen or alter the appearance of the home. It will only end up disappointing buyers when they inevitably see the property in person. Our team prefers taking shots that are at clean angles, as the marketing materials look fresher with these types of images.

Once your home goes on the market, be prepared to always keep your home tidy. You never know when a buyer will want to view the property, so you want to be prepared for the property to show well at all times.

If needed, modernize your home with a few items. Although you may love your home décor, the reality is that you want your home to appeal to as many buyers as possible. As your realtors, we will advise on what buyers are looking for and necessary updates to freshen up your home’s appearance.

Rearrange furniture to open traffic flow or to give niche spaces purpose. If your space is unfurnished, consider hiring a professional staging service so that buyers can imagine themselves living in the home.

Set the mood with lighting. If your home has a lot of natural light, make sure to have blinds open to feature that. If your home does not have a lot of natural light, make sure that you create a strategic lighting design to create an illusion of more light.

Make it easy for your property to feel like home to potential buyers. This means you should remove personalization from your home including family photographs, mementos, or knick-knacks. Your goal is to depersonalize your house so that when a buyer views the property, they can imagine themselves living there rather than being distracted by specific decorating tastes.

Do not overlook your home’s exterior. The front elevation of your property is a buyer’s first impression. Make sure you have great curb appeal.
